Set in a peaceful countryside location, yet only 15 minutes' mostly level walk to Perranporth's beach, independent shops and bars, The Rosery is a lovely traditional stone Cornish cottage which has recently been lovingly renovated.

Entry to the house is into the utility room which has a flagstone floor, sink, washing machine, tumble dryer, space for coats and shoes, and a separate downstairs WC. The kitchen is entered through a glass panelled door and has been thoughtfully and tastefully decorated to make the most of the old cottage features while also being light and comfortable.

Fully equipped, the kitchen is fitted with an induction range cooker, microwave, fridge and dishwasher. There are ample wooden worksurfaces, a breakfast bar with two stools, a deep sink and slate tiled floor. A low doorframe and small step lead down into the open plan sitting and dining room.

A light and spacious room, the large table with eight chairs provides a sociable area to eat or play games. Deep window seats, a low beamed ceiling and slate floor retain the cottage's character and a door opens out from the dining room to the enclosed garden, perfect on summer days. The comfortable sitting room is furnished with a large grey corner sofa, dark blue armchair, TV with Amazon Firestick and DVD player, and a log burner for chillier days (the property is heated by oil central heating).

Wooden painted stairs ascend to the upper floor which has wooden floors throughout, three bedrooms and the bathroom. A double room (4'6" bed) with chest of drawers, large mirror and quirky copper pipe lamp enjoys garden and countryside views from the window. The second bedroom is furnished with two single beds immediately adjacent to each other (3' each), and clothes rails.

Up a high step and through a narrow door, is the large and light master bedroom. With windows on three walls making the most of the beautiful views, the room has a king-sized bed (5') and plenty of storage.

The bathroom, with lovely patterned floor tiles, is fitted with a free-standing roll top bath with shower attachment, separate large (step in) shower cubicle with rain shower head, WC, basin and heated towel rail.

Outside, the garden is laid to lawn with a stepping stone path down to the back gate and washing line. A bistro set by the dining room garden door offers a lovely place to sit out in the sun with a glass of wine and listen to the birdsong, and there's another seating area on a raised patio plus a wendy house for the children. An outside hot shower provides a place to rinse off after a day at the beach.

The garden, which is significantly higher at one end than the road below it, is fully enclosed, however children should be supervised when playing near the low fence. A parking area for two cars is at the bottom of the garden steps, and the house can either be accessed up these stone steps and through the garden, or along the road and through a gate to the house higher up.

The Rosery is in the hamlet of Bolingey, a peaceful retreat from the hustle and bustle of the seaside, and less than a five-minute stroll to The Bolingey Inn – a delightful 17th century pub serving food and local ales. There are many activities on the doorstep including beautiful walks, horse riding and golf, and Perranporth's three-mile expanse of soft golden sand and Atlantic swell is only one mile away.
